A best-use study was commissioned by Fisher Brothers Development for this historic seven-story property at 49 East 52nd Street. Originally designed by Warren & Wetmore as a guest house for the Vanderbilts, the building opened in 1908. In 1924, it became home to the first graduate program of the Juilliard School, and in 1939 CBS purchased the structure for its radio operations. By the mid-’60s, the CBS Studio Building, as it had become known, had been converted once more, this time into recording studios for Columbia Records. Legends such as Frank Sinatra, Barbra Streisand, Bob Dylan and Paul Simon recorded albums there. The best-use study was part of a broader development of the adjacent Park Avenue Plaza building, also owned by Fisher Brothers. The project included connecting the two buildings and creating a restaurant on the ground level, meeting spaces, a gym and a private rooftop club accessible to tenants of Park Avenue Plaza.
